A 70 unit facility most likely won't be able to support a on-site manager.We run our facilities remotely and utilize a local caretaker for on the ground tasks.When it comes to running numbers, my back of the napkin math looks like this:Projected gross income (I'm usually looking at a $/SF number between the 10x10 and 10x15 sized units of nearby competition)x 90% occupancy- 35% expenses= stabilized NOIObviously, this is a gross simplification, but is typically where I start.If you do get into storage, you'll find that it is a great business to be in. 

It's actually a great time to be a buyer with less competition compared to your post 7 months ago. 

If nothing else I see it as a “cheap to get additional amenity” to rise above competition.

Any advice on financing if they will not accept my conventional loan.I guess the biggest interest is that there is less competition and it seems like these wholesale deals are more of what I'm looking for. 

With such a limited supply & overwhelming competition to follow, what are some recommendations for a beginner seeking good deals that will cash flow before and/or after interest rates drop?

I work with clients like yourself and I'm seeing good opportunities in the SFR+ADU space where the prices are less inflated, competition for these properties is lower so you can reasonably get under contract, and you have several exit strategies. 

@Don JohnsonI would look for multifamily properties in areas that are less competitive, but still have good job and population growth. 

So everyone sees my in your face attitude, ego, and aggressiveness.. in real life I am quite the funny humble goofball, BUT i am extremely competitive, and some like me, most don't, and I don't give a crap.

MLS could also have homes you are looking for, but given the competition in this market these homes don't last long.
