You do have the advantage that if you want to shift your focus you don't have to sell anything just wait 3-4 months til you get paid off and choose not to lend proceeding on to your new venture.Me personally I have no problem with holding rentals in my IRA I am however probably going to minimize that in the future.

Nickel and quarter size hail with do damage to a shingle roof and will possibly need replacement by insurance proceeds vs. a metal roof which will withstand impacts of hail.

It sounds like:1) Default would be necessary for SS.2) Deficiency judgment would be pursued on the 2nd, as it is my understanding that per SB 931 a jdugment cannot be obtained on a First TD in any circumstance other than fraud.3) SS would still be preferable to FC as it would give the borrower the opportunity to negotiate release from any future judgment for a portion of the proceeds of sale.
