@David Haughton Nobody can effectively answer the question you presented unless you first identify four single family homes and two duplexes you are considering purchasing.

I would add you should only do business with a lender who can BOTH. if the LO does not understand how DSCR loans work then then they would likely not be a good fit.

I finally found one at 20% higher than I was paying, but with a higher deductible and greatly reduced coverages (loss of rent from one year to 3 months, liability from $500K to $300K, everything else cut or excluded).Personal opinion (I work in insurance) and those of pretty much everyone I've spoken to in the industry feel we are at least a few years away from anything softening. 

I also did a full cosmetic update of the sunroom and kitchen and am slowly working my way through the house to do the rest of the rooms as well.

Hey @Jay Ritchie - yikes 😳 If you are near the southeast/west side of chicago, I can definitely recommend you someone that I work with that is reliable and pretty reasonably priced. 

Granted, this was a contractor we have worked with many times, so he knew us and trusted the work. 

@Miranda LeMaster If your agent can not offer you a good commercial option, then you are working with a personal lines agent and you may want to think about making a change sooner than later.Ideally you want to have 2 separate insurance programs.  1 for your personal and 1 for you business/commercial exposures.
