I'm a wholesaler here in Texas and I've been told that the tax delinquent list is some of the best leads if you pull the ones who haven't paid their taxes in over 2 years. The problem is that they're not located in Texas (they're located in North Carolina) and I'm wondering if the same laws and scenario would apply in this state if I pulled the list of tax delinquent properties over 2 years.

I was wondering what would be a good state to start at, and what you recommend trying first as far as maybe a wholesale deal or a foreclosure etc.

I want to start in wholesale because it’s the cheapest way, from what I know, and I’ve already began to look at homes in my area.

Usually wholesalers will do their own marketing to find things off market, you won't be able to wholesale anything listed on the MLS unless you get it under contract for way less than list price.

(assuming this is a wholesale question) If you put in a ton of legwork to research properties that you see are in disrepair yes but the time and effort it takes will most likely result in you putting a value on your time of minimum wage or less.

The theme is different also for each networking event whether it be for wholesalers, out of state investors, general, etc.I would look at Biggerpocket's event section or on meetup.com and find a networking group/event that interests you.

@Sebastian RiveraWelcome to the world of real estate where everything with good planning, habits and work ethic can do wonders. There are local meet up groups on real estate; which can give a chance to meet fellow real estate investors. You can do flips (buy-rehab-resell); rentals; wholesale (buy-sell) and other variations.
