I believe this was covered in one of the BP podcasts, and you can also find a lot on the web by searching "point system for screening tenants".No matter what system you use, I do think there is value in recording your criteria somewhere, even if it's only in a small text file on your computer.

As I was browsing on the web for a good real estate investor techniques, local clubs in my area, forms, documents, contracts, learning how to do them e.t.c. e.t.c....I ended up with a Jamal Gibbs infomercial o what ever they are called and this guy really caught my attention.

I looked at their linkedin profile to research them and got a nice message asking if they could be of assistance.3) Sense Financial has an internal web portal for all of its clients that has a library of information.  

I use APIs for that so it's basically free right now.

Check new taxes at county web site, verify it is not a flood zone. 

In my area, you can go to web sites such as realtor.com and zillow.com and search for "recently sold" homes, make the criteria (beds, baths, sq. footage, etc) the same as your subject home and narrow down your list of comparable homes pretty quickly.
