Replaced all lathe/plaster with drywall, removed 2 walls to open up the floorplan.

We just don't want to waste time or resources on nonsense just because we are excited to make another move.

Next was plumbing for 1st floor bathroom and kitchen - I gutted the bathroom and one wall of the kitchen prior to electrical to make it easier (and therefore, cheaper) for my contractors to do their work.

The idea of picking national markets to compare when you are buying your first two flat is kind of a waste of time.

New kitchen, bathroom, flooring, paint, driveway, patio, retaining wall.

In order to turn it into a duplex, we had to :-move multiple walls-block the main hallway leading to the other end of the house.

I am open to lending a hand however I can whether that be analyzing deals, optimizing marketing campaigns, ripping out dry wall, picking up 4x4s from Home Depot…you name it!

I can't tell you how many real estate investors waste money on things that they could do themselves (minor carpentry, electric or plumbing can cost a fortune). 

Unless, you have employees, it's a waste of time.
