Investment Info:

Single-family residence fix & flip investment in Hamilton.

Purchase price: $89,000
Cash invested: $35,000
Sale price: $185,000

Purchased this for under market value and had it resold before we even started the renovation.

What made you interested in investing in this type of deal?

Cash to fund my next deal.

How did you find this deal and how did you negotiate it?

The neighbor called me to see if I knew anyone that would buy it and fix it up to sell it. Another investor was thinking about buying it and renting it.

How did you finance this deal?

Cash

How did you add value to the deal?

New kitchen, bathroom, flooring, paint, driveway, patio, retaining wall.

What was the outcome?

Nice house and happy home buyer, happy seller with cash in hand.
