You might consider Niche or Specialized Housing like student housing.

@Chris Forbes -- Some things to consider:Class of property -- If it's an A class property, then tenants may be willing to pay more for the unique and high class amenities, such as a pond and garden.Price vs. cost -- Look at the neighborhood and compare it against other properties in the area.

Land investing is a very niche market a very misunderstood, still good money to be made in it.

Domain homes, dolphin, and shimburg homes are killing it in south Tampa. anywhere from Macdill AFB north into the west tampa north of 275 parallel are being scooped up by Domain by the dozens. they are cash buyers and edging out the small guys. they are focusing on tear downs as their niche.

My main interests and niches would be buy and hold and flipping houses.

Back when I was wholesaling, my first 6 years in this business from 2000-2006, my niche became out-of-state investors for buying wholesale deals.
