Tampa
I'm looking to familiarize myself with the investment possibilities in the Tampa St Pete area. Are there any areas on the verge of gentrification? I'm a cash investor and prefer sfr 3/1 or 3/2 and looming for caps above 12 for cash deals. What areas should I avoid? Also would look into possible live n flip deals. Any starving agents, wholesalers, property managers out there?

Seminole Heights/Tampa Heights is probably your best bet. As long as you're okay with frame bungalow style houses. You could also give Ybor City a shot. It's rough now, but I've heard good things are coming, although I've been hearing that for years.
Avoid Sulphur Springs, it's close to Seminole Heights, but there's no hope for anything positive to come out of there.
