Basically looking at what would probably fall in to a flip or rehab category, but something just this side of habitable (loosely speaking), to fix it up while "living" in it off and on until ready for moving in all belongings, appliances, pets, etc. permanently.The posts I've read state that the seller is not responsible for this & that's fine by me, but I'm naive as to why it matters and can't seem to find under what circumstances the certificate is required OR who asks for it.

Once you have title, then you can do the rehab yourself, or just sell it to another investor.Lots of lessons here:1) Don't loan money in second position unless you understand what happens if the borrower defaults.2) Don't loan money 3,000 miles from home, unless you're prepared to travel to the property to attend a foreclosure auction.3) Plan better.

I told them that I charge a fee to go to the buildings and I won't charge that travel fee if I can do something remotely, such as letting Contractors in and viewing their progress during a renovation.The Locks that I use is this one: Yale Z-Wave Lever LockI love this lock because I like using a Lever lock for the front door with a Door Closer.I don't know if this happens to Deadbolts, but I'm afraid that a tenant will hold the door open too long and the Electronic Deadbolt will open it's bolt.
