One company said they would do it with a 150k loan at 3.5% over 10 years which is very attractive, but at the end of the day it is a loan and not straight cash in the project.

I also agree with your thought about the newer buildings being much shinier and attractive to both tenants and future prospective buyers.I imagine one thing to think about for your situation is where else (in the city, peninsula, or elsewhere) your equity could purchase something else that would potentially be an even better investment.

Considering the rent one of the houses would bring it it was actually a decent investment for somebody who didn't mind some time on Summit Rd and Highway 17.Another option to purchase some wholesale house at an attractive price and put some sweat equity in it.Best,Dominique

About 15 minutes outside lansing are Williamston and Mason, which are both good, and then Spunky old Charlotte, which is in revival mode, attracting new businesses, has excellent schools, but is very affordable at the moment.
