How to locate true Cash Buyers for your real estate deals?

Question

I've been fairly successful locating off market real estate deals, however when it comes to locating buyers it seems that the only buyers I'm finding are the local Wholesalers that either are not very good about communicating or really drag out the process to the point the deal is no longer available. Any information on how to locate cash buyer investors in the Cincinnati, Ohio area would be greatly appreciated.

Get a real estate agent to pull transactions that have closed with cash off of the MLS and send letters to the owners. But, have a deal first....no need to build a buyers list if you don't have anything to sell.

Good question.  I am interested in the answer too, but here is my idea - advertise them.  There are a ton of means to do this, from Craigslist, newspaper, Facebook, etc.  Literally one of the best ways that I have found lately is on Facebook.  It sounds funny but even in my little corner of the world there are tons of people selling things on FB to include houses.  I sold a home from advertising it on FB and I just bought a rental that was found on FB.

I just typed in "cincinnati ohio real estate for sale" and came up with a bunch of options.  When I scrolled through it I found "Cincinnati Area Real Estate For Sale By Owner" I personally have been advertising in the groups and find things all the time.

You can add me to your buyers list. I pick up a few properties, year over year, cash. Happy to work with you if the numbers are good. You might want to consider joining your local REIA (Cincy has two now, GCREIA and Tristate REIA) or look for local REI meet ups. Good Luck!

I believe there are a lot of cash buyers out there based upon what I see in the market. My problem has always been finding wholesalers who have properties. I have spoken with many wholesalers who have put me on there list but never seem to have properties. We have recently raised around one million dollars and are looking to buy more single family and multi-family properties but the market has gotten a lot more competitive.

I'll be buying 1-2 properties this year.  I'm in the Southern Butler County market.  Unfortunately, I don't know much about the Cincinnati market.  Need to get a better idea.

Glenn, I have advertised on Craigslist and have mostly attracted new investors looking to flip. I haven't tried FB, but will do so in the future.
