Hi Lorin K.I can give you a part-answer, since my wife is was born and raised in Shanghai and I've been over to China a few times so I've seen the changes there personally.

I know several agents that I will reach out to and my husband is getting ready for his real estate test as we speak to assist in this area.

If you do decide to keep them, raise the rent slightly (unless you already have, and/or are at market for the condition the apt was in when they moved in), get the repairs done to insure habitability, and give them a deadline and a cost for replacing the AC filter ('replace AC filter by x date or we will do it and charge you $y as added rent' assuming your lease allows such).  

Second, I am looking to start wholesaling to raise my capital, if I can find the funding how to I price a wholesale property to make a profit?

My gut tells me that this may be a great opportunity and this is all the info we came up with so feel free to let me know if there's anything that raises red flags for you!

Sure might be a few more cents but my returns on inspections are through the roof... hahaha sorry for the punIf I am concerned about Radon seek a company that not only tests but installs mitigation systems.Termite inspector, One that does inspections and treatments not one that does repairs.

I'm writing some software for myself to analyze things, and I'm curious if this is a dependable number that will stand the test of time. :)
