The lender looked at the books for the year and I guess they didn't care about the month to month.

Not sure where you are seeing these wonderful prices but I am going to guess these are prob high crime areas.  

However, they still request a personal guarantee for new businesses, as I would guess that most do.

Again give that no one else has bought them at the dirt cheap price, my guess is any  margin for profit is very slim. 

I guess I’ve just had better experiences regarding wholesaling than you.

Neither of us like asking for money (kind of a pride thing I guess) but that is the main thing missing from our business plan at this point.  

Possibly even slightly negative.My guess is that the house you're renting is one of the biggest in town, which means it also has big repairs to go along with it. 

I am not opening myself up to be a mentor, give specifics, etc unless you want to paypal me first for my time ;)I guess it could've been worst, but we never go into these deals believing the worst happens right?

I guess it will just be more of a waiting game then, I just couldn't believe people were posting their properties with such misleading numbers and figured I must be doing something wrong!

I guess our goals aren't aligned as I am looking to grow slow and steady and she just wants a home run.
