I believe in CA it is far higher so I'd probably aim to do it in NV if I were you.

The reason I ask is: you should aim for your INVESTMENT properties to appraise much higher than you've paid, achieved by bargain buying and rehab/value-adding.

i use a standard CAR month-to-month lease, and supplement it with a "room mate agreement". 

You're right that everyone above 18 must be named in order to get them evicted (only in the foreclosure setting).One way I have found helpful is to contact the police department and see if they'd be willing to accompany me to the property to conduct an on-site inspection (to make sure there are no dangerous conditions inside the property) and to get the names of the individuals inside.If you have occupants living in the property that are not named defendants, all you need to do is get a supplemental order of possession naming them.
