He wants me to write a special clause in my lease warning the tenants of this and suggesting that they subscribe to the area fire protection service themselves.How would you handle that?

We're working with a great RE agent who did warn us that it'll probably be an uphill climb to find a decent duplex or quad in our area. 

Summer is hot and humid, you have been warned.

If the owner balks at having this done that should be your final warning to walk away. 

The guy may have nasty friends or relatives but on the other hand professional movers, who if warned of damages and possible suit might decide not to drive on the lawn.

Un- asked advice warning--Don't settle on tenants, it is best to have a vacancy than thousands in repairs or troublesome evictions.Roof--Straight up ask the owner the age of the roof-- if the rest of the place is dated...roof probably is too.Other points to consider-- electric and plumbing...and windows.Is there anyone there that can help you with visually assessing this project?

However that should be balanced with the many threads on bigger pockets forums warning of the pitfalls of turnkey investing.

Just to warn you, wholesaling with a license is going to get a lot harder now.
