Pay attention to how long a property lasts, before it is under contract.

He advised me that the seller is going to pay him 2.5% and ask if I could put in another 2.5% to "make it whole".I see no issue with this as he brought the property to my attention without the need to elbow my way through many other prospective buyers.

I agree with what some have already mentioned which is: make sure your photos are looking great to attract attention BUT also make sure your photos show 'quirks' about your rental and the description reflects those as well... now I'm not talking about highlighting your rental in a negative way...

In the east side near the cross streets of 21st Ave and Market St Don't be that specific lol...you don't wanna bring attention to a possible deal unless you have it under contract.
