Oddly enough, they left the copper plumbing untouched.The second time there was a camera/alarm system with a battery backup. 

NOw those are great rentals.. you can hardly hurt them and to do a turn over cost very little.. one bathroom one kitchen.. little square box.they have zero curb appeal .. but as a pure rental.. when you look at some of the other ones i looked at  bigger houses big sq footages those are going to lose money over time in the rental game. 

There are different ways to structure such a self directed IRA -either managed by a trust company as custodian or having the IRA own a LLC that you can manage with "checkbook control", but in either case all investments are purely for the benefit of growing the IRA and your role can be administrative in nature only.

If you are buying this property purely as an investor for cash flow, then I doubt any personal letters will make an impact.

I was only half-kidding, but my point was that searching for properties based purely on cap rate is rather nonsensical in my opinion.
