Will it be a pure cash deal?

I don't find bringing new innovation to the world inspiring and I sure don't agree with the mindset that views society as a giant economy.There are a lot of things about this country that I dislike (including the corporate welfare and the political corruption on both sides), but as someone with kids, I have no choice but to hope that things get better.Look at those folks in East Palatine or kids growing up in Flint, MI that drink water with Mercury in it.  

It's purely personal, of course, but for me I'd be OK with lower cash flow in exchange for a greater and growing equity stake, since I have a longer buy-and-hold horizon.

If this is purely a financial decision, then see what the cost/income analysis for one versus two.

We recently bought our 39th house, some of which were pure flips, some were fix and flips, and many have been long term holds. 

Now if LA were to crash again, I'd certainly pick something up purely for the appreciation option...and preferably with as little of a mortgage as possible. 

The wine business is an eclectic business, with people from all over the world coming to farm, make wine, be involved in hospitality, sales, and just to drink it.Blueberries and hazelnuts seem to be on a tear here in the Willamette Valley in the last few years.Evan
