Stay motivated

It's poorly managed and this tenant has sort of been left to his own devices. 

I'm pondering if there is a way of adding some sort of 'brown M&M' clause hidden in the lease so that we know who actually read the whole lease.

@Merritt S.Yeah this is very unfortunate because I was sort of treating my place as a "live in flip" in the sense that we were to live here for 5 years and in that time renovate it slowly while saving for the next house.

It's not a lifelong choice- you can alwasy move into BRRRR after you learn more and have a cash flow buffer behind you.It's sort of the difference between building your own stock portfolio from scratch and leanring as you go and investing in a professionally managed mutual fund or ETF.

This is actually the reverse exchange exists.From your perspective there's going to have to be a profit motive for you to hold it. 

My question is, in the bay area, if I were to rent out each room individually in a multifamily house, sort of a dormitory, or shared house for college students.

Lowering rent price and managing yourself would be 2 recommendations if its that sort of place.
