When wires don't get re-identified, the wiring easily gets mixed up cause issues like the one you're having. 

Some reasons Austin is so popular because of the huge tech sector, the excellent job market, and because it has such a great quality of life compared to other cities (Dallas, Houston, San Antonio, etc)  

Keep in mind good negotiations, location and other tenants in the mix drive a restaurant.Another thing to keep in mind, for a successful center... please have enough parking.

It also is great to show a lender that you have a track record of success versus a mixed bag of buying properties over time.

This is a problem of not having an agent that can put together the right company or mix of companies that can cover all your properties.  

They are pretty much a tech company, and they have it down pretty well, but their website does lack some functionality that a tech company should have.

The other hack is on FHA you can buy mixed use up to 4 units but the residential square footage needs to be 51% and the the best use of the building is residential which is determined by the appraiser.
