Well they sell you on either at minimal deductible of $50-100 each trouble call, then you call in and they say we will send someone out ti fix it within 48 hours all you have to do is have the make and model number of everything covered under the warranty or they can't even schedule a service tech to come out.  

We used to have an alley that we would plow and it was simply asking neighbors to pitch in and share the cost.

Then, your job is to pitch your plan and what you need them to contribute in order for them to get what they want.And, because it's Chicago, be prepared for those who expect 'courtesies'.

I agree with both sides of this debate.I think that it is very important to learn as much as possible before acting in order to minimize failure in your efforts.

Even if you manage to acquire a property with minimal cash out of pocket, you have to have cash in the bank to get you through the rough spots.

While you can try to minimize your expenses, tenants are very resourceful.

While inspections can be difficult with job scheduling, they do tend to keep the trades honest by ensuring that at least a minimal standard of care (and safety) goes into repairing / rehabbing. 

From there to my bank account and hence I want to know how to minimize any unnecessary risks with uncle sam and how to best do this.
