I also seek to add value to investors by enabling them to find and invest in great cash flow properties, while maximizing their time, as well as their profitable revenue.By joining BiggerPockets, my goal is to establish a network of professionals who can aid in my growth within the real estate realm, while also finding ways that I am able to add value to those within BiggerPockets' network who may have a need for any opportunity that I may have available. 

My next suggestion which maybe of bigger help is to find and join or attend a couple REIA meetings or groups, they are often your best source for contacts and to get a real time pulse of what is going on in your market area.

I wil be going to the local REIA meeting in September. 

All I truly want to do is learn from others, meet owners and investors to grow my business and theirs, share and transfer the knowledge, and be the very best professional I can be.

In that situation, if the tenant does something that results in a hard pull of his credit and reduces the average age of his credit, such as co-signing on a new auto loan, then his credit can take a temporary tumble.I would vet the tenant through former landlords and make sure that his income is stable and meets your criteria before renting.
