My next suggestion which maybe of bigger help is to find and join or attend a couple REIA meetings or groups, they are often your best source for contacts and to get a real time pulse of what is going on in your market area.

In that situation, if the tenant does something that results in a hard pull of his credit and reduces the average age of his credit, such as co-signing on a new auto loan, then his credit can take a temporary tumble.I would vet the tenant through former landlords and make sure that his income is stable and meets your criteria before renting.

Hi, I'm in California, my wife and I are real estate investors (both unlicensed) I'm looking to hire a licensed agent to do some tasks for our company, mostly driving to look at properties, taking pictures, dropping off and picking up contracts and meeting with sellers.
