i had a huge flat roof that was done. time to replace. we fortunately had a bad storm after the contractor bid it but before work beganinsurance paid 25 percent of it plus some interior repairs...about half the roof costwithout the storm damage 9tree branch0...no insurance help. 25k from me

I doubt that anyone wants to see the plumber gluing pipe together :)Foundation in, subfloor built -Exterior walls from the outside -Exterior walls from the back -Chalking out the interior walls -More chalking out -Ceiling joists going in -Bracing up the walls -That's a whole lotta wood!

I give free estimates , I dont give free designs , I dont spend hours on a bid from people that are so vague , or who are unrealistic .

The Seller Carry definitely sounds like the best solution for you.Here's the thing, if he just wants a monthly paycheck and he has penciled out what he wants for the next 10-30years off the property it becomes easy for you to design a great seller carry situation.

Absolutely agreed...in fact, we tried out best to design the house in a way that would maximize appraisal while reducing building costs...mostly by playing around with the above grade versus the below grade square footage and finishing just enough of the basement to get appraisal credit.The question was more from a "what do lay-people generally mean when they say/hear square footage" standpoint...or even what do builders mean when they use the term.I'm fairly certain there's no "right" answer...everyone will have their own opinion...I'm just trying to form mine... :-)
