@Gregory Cudzilo market in Virginia Beach right now is tough with most market properties selling in days above list, best bet would be to have that conversation with your agent up front so they know what they are in for and can better advise you on the current market in the Hampton roads region

Like she has no idea what will happen when the house gets sold down the road.

But asking your agent to sell your home for free with the promise of 2 deals down the road will probably not fly.

The reason you practice on properties in the area you want to focus on is so you can identify HOW good a deal is.  

He's uses a formula uncovered 5 years ago while he attended an investor conference focused on identify "positive cash flow" properties.   

Being out on the road is a plus, use it.

I dont wanna overspend if it won't add too much down the road.
