Inventory in Austin was down slightly compared to this time last year at 1.7 months (balanced market is ~6 months).So, despite the pandemic and shelter-in-place orders, May 2020 continued the familiar overall pattern in Austin of low inventory, high buyer demand, and rising home prices.

Hello Vu,If I were a new investor with 100k in capital I'd identify a submarket in my area and look to acquire 1 or 2 multifamily properties with a BRRR strategy, with caveats. 

I have to have a mindset shift though because I'm so used to looking for the walkable areas, the coffee shops etc and this isn't how a lot of people live currently because of space patterns. 

If message, do it again the next day to determine if it's a pattern or not. 

Unless you have a HUGE number of units where a pattern can be established nothing will happen to you.

Whatever area they identify, pick a broker with a lot of listings.

In a perfect world, you would have an inspector come through identify all the areas of concern and have them fixed before or shortly after you took possession.
