From Canada I will try to put together a kind of an apartment Bible in the book form.This will be not hot air but all mathematical ratios starting with a mortgage, income,expenses, and residue or cash flow for the month and year end.The illustration will be all real and nothing with if's like there are so many programs available on the net.At he end the reader if followig all this will derive to his/hers net worth at the year end There will be nothing missing in order how to purchase, manage and dispose of such equity.Let me know if anything like this exists.

He also said the hot water heater is actually already electric but is hooked up to a gas boiler, so we would just need to bypass the boiler.

We ended up doing a $62k renovation on the property to include a new roof, all new mechanical systems (including A/C compressor, hot water heater, furnace, sump pump), full kitchen and bathroom renos, all new flooring, paint, landscaping and deck.

We had it listed with the local hot shot realtor (and she is great but no offers..) for three months..so we went back to FSBO to lower the price to what we felt was very attractive..and our realtor agreed..nice price.

I think forming LLCs for real estate is largely a hot topic among newbies and small investors because it sounds exciting and people will pay to attend the "guru's" conference or buy their "how to" materials, not because they add materially to your liability protection or your investing portfolio.

In this hot market you'd also submit proof of funds (Can be Bank Statements, assets, etc) and your preapproval (If applicable).Many agents will give you back a part of the commission as well.
