I am 1 person don't like to get my family involved, how can I structure an LLC to utilize the Trump new tax deduction and legal protection when california don't recognize 1 member LLCs and loose all the LLC legal protection? 

The current tenants have indicated they want to move out at the end of the month but understand they are responsible for the rent and utilities but would like for us to find another renter...Here are my questions.1.

Often times it covers the garbage.Would you be paying for the utilities or have the renters pay for the utilities? 

@Bryan Martin - You also need to find out if the units are metered separately or is it master metered and if the owner (potentially you in the future) responsible for any of the expenses as far as the utilities are concerned i.e. electric, gas, water, sewer and trash/dumpsterWith a quad also make sure to get all the expenses (that are applicable) for common area like lighting, sec sys, landscaping, snow removal etc.

You should also expect that internet will be used extensively for data, music, voice and video.

For the second card, also use it every month and do not exceed 30% credit utilization (e.g. if you have a $10,000 limit keep your balance below $3,000).One year may not be enough time.

What about development and servicing to utilities ?

So I’ve recently came upon a great two bed room that’s 900 a month with utilities included.

Would be great to not have to do anything other than hand over the keys and change the billing for utilities.
