Looking at First Multi Family Rental- What to Ask Seller

Hi everyone, Been researching for a long time between podcasts and reading books, but finally jumping in tomorrow and going to see my first property. It's two four plexes on one lot. Going to see the three vacant units and the other five are rented. What types of questions would you ask as the listing is pretty sparse other than location and number of bed/bath in each unit.

I want to get a grip on the gross income. I'd also want to nail down what capital expenses are due or are coming up. You just don't want to be blindsided.
