We have a goal of owning enough real estate (buy and hold) to provide a middle class family living so he can retire (I own my firm and my office is in our home so no retiring for me).We have just jumped head first in to real estate investing with our fingers crossed and a ton of prayers said by purchasing a commercial parcel in Ocean Shores which we are designing a multi-family rental for and purchasing at auction an occupied single family home (I'm still cringing).I am slowly learning as I've been "trolling" this site for a couple of months now.

produce valuable Guru tools and publications...embrace the sound knowledge that you may have, share it as you see fit and from which you design valuable spreadsheets, informative podcasts/webinars or publish materials...but don't bash other valuable "Gurus" for personal gains.

If you truly want "better things for better people" than you should welcome criticism designed to point out where improvement is needed.  

True, if you are an investor that likes to work in the shadows since you have things to hide, or one that simply does not care about doing things right or one that is just a straight up slum-lord or any combination of the three.If you change that mindset and engage them (within reason without opening up a can of worms).....for example find out who the Code Enforcement Officer is in the area you own properties or intend to purchase properties.

Like I said, I'm fairly new at bird dogging for people at this end of the spectrum - my bread and butter is multifamily properties between 2-4 units and SFRs, so the rules of engagement are totally different.
