Borrower makes no progress with forbearance and 2013 taxes are due, encourage buyer to sell the house.

Keep up the good work, and when you close, get it rented, ect, keep throwing up little updates on your progress posted, you will get good feed back from great people along the way and encourage other new comers.

Supportive advice/encouragement?

I encouraged them to come to an agreement on their own.

I am hesitant to promise a bonus for finishing early because I think that it would encourage short cuts.

Having said that, neither were very encouraging of me wanting to buy a duplex to live in and rent out.

There are too many parties and too many factors for this to be a simple situation.However - I highly encourage you to rethink your financial arrangement with your parents.
