Another possible source of arcing can occur if the wire behind the wall receptacle is loose (screw not tight or the push-in wire not being grabbed tightly enough); also, wires sometimes can crack behind the wall receptacle when the (possibly improper) tool used to strip the wires nicks the wire and repeated plugging in of cords causes the receptacle to move.

Do this by comparing the prices of similar 3/1s of different size (again order of preference if available: both condos in same complex, condos in same area, SFRs).From my experience as a renter, I have found that the square footage has less of an effect than you might think.

What I see highly effective here is persistent MLS search day after day, continuous social media presence, but more importantly is the right connections with REO realtors, lawyers, auctions, and homeowners.
