Easiest thing would be do a note/lien at a good rate you both can agree upon and build a relationship from there.

This is easiest when you own both lands/properties where you’re planning on adjusting those lines (which I do).

And if not, what would you suggest we do if I only qualify for half the cost of the loan and my mom wants to sell her rental property?

If you compare our rent to California, it’s basically the same, but our house prices are half there prices.

I generally looked for the following:- Deteriorated or missing siding (It's the first thing seen so, it makes it easiest to quickly evaluate

Buy the land, develop it into half acre parcels and having standards for growing food and raising animals for food with a butcher station on the property and a bartering style farmers' market where tenants can sell to the public and barter with each other or sell to each other.These are very early stage thoughts.  

I have the exclusive until october. the owner is insisting on 155K. the basement is unfinished so I plan to finish it and change the half bath to a full bath.
