Most of my letters come from attempting to solve the pre-foreclosure problems of my targeted leads and making the switch to probate has been more difficult than I expected as far as creating marketing pieces.

I admittedly have a distinct bias against wholesaling, so I would first suggest if you do go that route you do a lot of advance homework and due diligence before embarking on that niche.  

Were they gracious to hold the door open for others if they were present.DO they give you an excuse on why they can't give you key pieces of information on the application?

The distinction I usually make is that a structure that has zero shared walls is detached, a structure that has one shared wall is SFR Attached, and a structure with two or more shared walls is considered a condo.

I don't know if you have access to any retirement accts or family/friends that may want a piece of the action as well.  

It is run by a clique of realtors who want to protect their piece of the pie.
