If it is a small lender more of a chance as they might review things more carefully but larger lenders won't be looking that closely.  

For my passive capital I chose to lean away from crowdfunding platforms in favor of building relationships with great operators and investing directly with them.

You can start small by living in one part of a house and renting out the rest, or by buying a single home to rent out.
