To try to combat that I'm having them send me detailed pics after every move out so that they would have a harder time justifying say ten hours for clean up when there is some light cleaning to do and a few bags of garbage to take out.

My thought was, short of a good connection, if I was going through the phone book looking for someone to be "boots on the ground" for a rehab project, I would start with a PM company.There are lots of agents that do rehabs for themselves but there's all sorts of licensing conflicts with a rehab for a third party unless they're also a contractor.

It's easier to work out problems on a four or ten unit building before going into a 50 unit with them.Conversely, the property manager you choose may be very good at handling small properties but doesn't have the systems in place to take on a large project.It's also a good idea to develop the relationship with a property manager so that you have boots on the ground as you look at future deals.

There is so much information to learn .. when finding areas to invest in remotely one of the best things in my opinion to do it connect with local reia groups .. however most of them thnk their area is the best .. lol.. but, try to find a boots on the ground type of person that can look out for your best interests.
