He keeps the apartment clean but I am a bit leery few things may pop up once he leaves, he has been very adamant and keeps insisting I keep security deposit as final month's rent.

We charge for any damage repairs and/or cleaning if the tenant doesn't do it.

Hello everyone, I am new to this group and am hoping to meet new folks who are into making money like myself :) I do own a residential and commercial cleaning company in Boston, Wocester and Provincetown all in Massachusetts which I have owned for over ten years and started my company by myself and still own it by myself.

Obviously COVID won't be forever but they had trouble with keeping it clean and maintenance requests.

It will also be a luxury ski resort type rental so I think we will have pretty clean respectful guests.

I do David Tilney (googlable) zero day turn over strategy, where the current tenant fixes / cleans the house up and shows it to the next tenant. 

I am under contract on my first rental property in Soddy Daisy and the inspection looks pretty clean other than the crawl space.

Small Multifamily properties (2&3 units) will do great in the areas mentioned as long as they're well maintained (ie: manicured, clean interior, updated medium grade finishes)
