Either way, you should be able to garner passive losses equal to or greater than the amount of capital invested.Those passive losses can be used to offset the gains you have incurred (or gains you expect to incur) as long as the gain AND the investment where bonus depreciation is being taken occur in the same calendar year.

Wind, Hail, Fire are all covered under a Basic or Special form policy, but one of those has to occur in order for roof damage to be covered by the insurance policy.The only way to cover this cost is to get the seller to compensate you for it.
