my contracts are structured amortized 30 years, balloon at 5, at the time that this contract is satisfied then at that time I will supply Warranty Deed and title insurance etc...

Another thing you need to consider before starting out is your financing and get a loan letter so you can submit with your offer and give the owner confidence that you can close on the deal.

My experience is that people who really intend to sue, and believe they have a case, don't bother telling you they're going to sue - you just get a certified letter.
