I have been viewing BiggerPockets for years but now considering upgrading to PLUS after really looking at the calculators.  

I'm looking for sort of an initial birds eye view as well as what areas are on the rise.

Maybe try to find some investors in your area and see if they'll let you tag along to view some properties and take notes or bird dog wholesale deals or fold mailers or lick stamps or whatever you can to be around the business.

I view Airbnb as a marketing tool to bring me guests and once they are MY guests I want to own that relationships and provide additional offerings.
