@Bill Gulley  the only double closings I have ever done is in the realm of taking bareland and getting full development entitlements then flipping the pre plat to a builder like Lennar or Horton.. they don't care what we make and I have made upwards of 500k flipping a single plat .. but I also risked 50 to 80k or more going through the entitlement process..flipping SFR's is a different animal and the value is usually TAKEN from the SELLER and given to the middle man  then on sold there is no value add
