Any sort of manipulation other than a 1031 exchange is going to result in a tax consequence although an installment sale or sale of membership interest of an LLC can spread out some of that.However, I think there's one compelling reason to explore the LLC route anyway if the buyer has good financing capability if they do not want to pursue a 1031.

We are not necessarily in it for large cash flow, we see it more as a "retirement plan" (but cash flow doesn't hurt, allows us to build more capital for further investments etc) Our plan was start next year (were planning a move to Nashville, TN area) but my husband has a great job offer that might keep us here for another 2 years, so we started exploring options and found this small town outside of Brentwood/Antioch that seemed feasible.

I can easily search company names in my state on the Florida Division of Corporations website and find out who created the entity, their address, the date they created, whether it is active or inactive, etc.
