It had all the signs, but as i came closer to the window it looked like someone was still living there. but ever since then i started driving by and visiting the property. few weeks gone by i thought maybe its time to skip trace this bad boy.

They offered to come this afternoon, but there would be a $55 surcharge for a Sunday visit, plus an extra charge if they had to make a second trip because their parts supplier isn't open Sunday.  

If so, go visit your local REIA and find investors there. 

Has your realtor provided any feedback from the prospective buyers who did visit the property.

Also looking at some areas in Cleveland I am going to visit next time I make a trip up there.

@Jie LiI think you will have to visit each property or turnkey provider that you are looking to invest in and with.

Just got a call last week that they are now having a bed bug issue (not surprised after visiting the unit and seeing how filthy everything is).

You will certainly find plenty of knowledgeable people on here that can help answer questions and give insight on the current market (Local and Abroad).Make sure you set-up your keywords and also visit the marketplace as properties located in Atlanta are posted there often by wholesalers (especially for flips).  

Every area is different as we all know. )  My first bit of advice is to visit the County/Town.
