I am writing this as a newbie to the VR game as well so please do not take this as an expert answer.

My agent seems quite savvy, and with her walk-through video and commentary, I should be able to at least ask some contractors for bids/know general rehab needs.After being denied the first proposed walk-through, my agent set up another one.

I’m really trying to get into the game but I was wondering if I have to pay mortgage, taxes & insurance each month isn’t that getting into my cash flow?

They are in the game to make $$, and in taking your $$, they may well be taking all your profits from your property.Second, I think your move out clause is a little unreasonable. 

I am now living in MA and looking to get back into the game. 

However, every video, blog, lawyer and RE professional seems like they leave out tidbits of info thats Crucial to moving forward.

I've seen some videos online but they seem dated by downloading your data information directly from Facebook or from importing to Yahoo.
