Just to answer and address some questions raised.  

If they call me on the phone I just take down their email address and send them the email when I have a spare moment. 

We bought our first home and decided to do a ground up rehab on it... 2 years later we wanted more space with our second kid on the way and we made a good profit by selling.

Many major cities have started to address this issue and it has not ended well for non-owner occupant owners and lessors of STR units. 

I have past experience rehabbing single-family homes, but I have much greater ambitions than to continue down that path.

I already politely declined attending but I agree with some statements above that it’s good business and we (tenants and I) are on a closer interaction platform (I’m usually in the neighborhood, quickly address any issues that come up which are minimal) and potentially in the future they will rent longer or purchase a home from me.

The rehab on the 1x1 unit that you see in the picture came in right on target at $7,350, or so.

We’re looking at a single family bank owned property- cash or rehab loan only.

If numbers work, everybody would buy an already rehabbed property, It is not easy ti find.
