This Duplex was built in the 80s and has good bones but the HVAC systems will need to be replaced soon and there has been no major updates that have been done but this is one of the reasons why i bought it. i wanted to get the experience of being a landlord and renovating  and managing multiple properties. but i have a few questions pertaining to the duplex house hack.

Tampa residential is a bit over priced.

I had a contractor that I had to fire last month for a multitude of reasons (using my materials on his other job, extremely substandard work that has to be redone by someone else now, not paying his subs,  lying about work being completed that was not actually done, etc).

That's wonderful news, as I may end up selling my house and then selling the lot to a builder using my house as a comparable sale for pricing

Are your expectations reasonable or unreasonable for the market?

So price was the differentiator.  

Trying to buy in 2022 to 2024 has been difficult with 7% rates and higher prices.

Also, since we did the clean out ourselves can I charge market prices for a clean out?

I'm not sure the deal pencils at this purchase price (even with the vacancy, repairs, capex, and management fee being zero).
