Then again this is for large lenders that report to the credit bureaus, not private lenders.It's also quite unusual to have a mortgage payment due in the middle of the month, not the first of the month.Regardless, how can they say you were 30 days late when you weren't.  

There is often a happy middle ground where you are not giving up any legal rights but also maintain the trust of your tenants.

I'd say that I would be perfectly comfortable with a working class property that is just a middle of the road workhorse.

(either way you are in the middle of the next presidential term)Look at what you want to and what you think you will be able to do at the end of each of these terms and you will have your answer.

The con, is I'm giving up ~40hrs/ wk that could be used to look for deals/ submit offers/ market/ etc.Maybe there's a middle option here?

There is a good opportunity in my neighborhood on a property that is in the middle of a remodel but the owner has to sell due to poor health.

I own two lots side-by-side I would like to move the line in the middle in order that I can build on the second.
