I have already got notifications from vendors to expect price increases starting Oct 1st, 2018.This will have an impact of all aspects when flipping, renovating and maintaining rentals. 

I am very confident in my estimate for repairs.

I'm also actively networking with others to increase my funds/passive income by partnering in deals, providing income, working extra, whatever I can do.The point of all this is that I am approaching it like a business.

Lastly, double check that your unit isn’t overpriced...might be worth it to price it a bit under what the competition is charging just to get folks in the door before winter hits and increase interest?

How the heck am I suppose to get that money from lenders let alone have the confidence that I will be able to have confidence making my money back, especially being in the military making only $42000 Net worth?

And that is why I haven't been aggressive.I have endeavored to build my real estate portfolio using conventional financing with (mostly) 15 year mortgages at very competitive rates, and to only purchase properties that I thought would pay for themselves and generate free cash flow to boot, even with higher than anticipated vacancy rates and increased property taxes.

I forgot to add that the potential rents total $2400+ with a chance to increase them especially since the property is tenant-free at the moment.

Things like evictions or rent increases are very sensitive subjects.
