The property is a double and is adjacent to the single family home I currently live in.  

I'm trying to picture where you would get units like that at that price and I'm not liking where I think it's located.

@Rob Nichols, the main reason I believe you ARE worth (at least) a 50/50 profit sharing is that I believe he will be paying himself along the way out of the $500k development "cost", which means that anything less than 50% to you will mean that he is double-dipping.You should not underestimate the value (and risk) of the $350k that you are effectively providing.

Not just due to overall market, but also do to location improvements (BART, up and coming complex, etc.)As you alluded to, be careful with a double ended agent deal, especially if it's your first.
