I am buying a small office building and have a lease signed for first floor with bank. 

They’ve broken 4 windows, the storm door, damaged siding, ripped a 4 foot by 3 foot hole in the bedroom wall, and mangled the floors.

My fiancé and I previewed the property determined it needed light rehab, flooring and paint, ran the numbers, and they worked for us.

The bank requirements stated that the Contractor should test the kitchen floors and then encapsulate them, along with entire house.

With the exception of the roof, just about every part of the house needs to be rehabbed (kitchen, bathroom, floors, windows, foundation, termite treatment, paint, plaster repair, insulation, electric and plumbing update) whether I want to preserve as a SFR or if I wanted to sell without a loss.I'm starting to wonder if makes sense to just tear down and do a new construction.

However, on March 15, my contractor was working on the floor that supposes to take two days to finish.

By the looks of this thread, doesn't sound like anybody has had any concrete experiences with them yet. 

Cabinets, floors tiled walls and floors etc.Then with modern technology we video walk through the apt. 

I meant that CUSTOMERS occupying the bar's floor space is complimentary, furnished by the shop owner.

After repairs to the second floor we parted ways with the first floor tenant who was not paying timely and would be a negative factor to potential new tenants on the second floor.
